01 / The brief

What the site had to actually do.

Estate agency sites optimise for listing volume. More properties, more filters, more results. That serves the agency, not the buyer, who is trying to get from hundreds of options down to the three worth visiting.

The design brief was to invert that: make the search narrow honestly, and make each listing carry enough detail that a visit is a decision rather than a discovery.

02 / What we did

Four decisions that shaped it.

Search Four fields, not fourteen Location, type, bedrooms, price. Everything else is noise at the point where someone is starting to look.
Portfolio Sale and rental as separate mindsets Tabbed views with their own copy, because renting is not a smaller version of buying and the same headline does not work for both.
Listings Reference numbers, floor areas, real detail Each card carries area, beds, baths and a reference. The kind of information that lets someone rule a property out, which is the point.
Instruction A four-step path for sellers Valuation, presentation, marketing, completion. One consultant named through the whole thing.

What shipped, and why it works.
